
Basis of a Construction Space Quotation
All Construction Space quotations are based upon the supply of a pre-owned building module shell only in its existing condition and configuration.
All Construction Space quotations include for the cost of loading the building modules onto transportation supplied by ourselves or by others.
Additional quotations for delivery and erection can be supplied but are subject to a site survey and there being no change in the conditions between the date of the survey and when the work is carried out.
All offers for pre-owned units are made subject to their availability at the time of order unless an official order and non returnable deposit has been accepted in writing by Foremans Ltd, to secure the building.
Any other items of work including the full fit out of the building can be provided but will be subject to a separate quotation and order.
Foremans Ltd reserves the right to charge for storage and associated costs if the despatch of the unit is delayed beyond the agreed date by more than two weeks.
All goods are insured under RHA conditions while in transit if Foremans undertakes the delivery of the building to your site as an extra.
The building is guaranteed against water ingress for a period of 3 months from the date of handover, subject to Foremans having erected the building on site. If the building is erected by others, then no guarantees will be given.
On the basis of our current workload we anticipate loading of the building onto transportation will commence within a 5-10 day period.
In the event of any disputes arising, no contra charges will be accepted unless we have been given the opportunity to resolve the issues at the company’s cost.
The building and all associated work remain the property of Foremans Ltd until the purchase price has been paid in full.
Conditions of a “Construction Space Purchase”
if Foreman’s erect the building onto foundations supplied by others on your site.
A “Construction Space site and seal” contract consists of the erection of the modules to recreate the building in its existing form and re-fixing the external trims to seal the building against water entry.
Reinstatement and configuration of internal partitions and doors is not included unless quoted for separately as an extra.
Where a building supplied as a “Construction Space site and seal” contains fitting out, building services and finishes, the quotation does NOT include for making good or fire stopping these unless specifically included in our offer.
No warranties are offered for any equipment or systems included in the building unless specifically included in our offer.
We have assumed that where Foremans are to erect the building the client will undertake the following:
Provision of safe and adequate access from the public highway to the delivery point for our large delivery vehicles and crane.
Payment of any waiting time and abortive costs as a result of inadequate access. If you are uncertain about the adequacy of the access please discuss it with us.
Provision of adequate hardstanding immediately alongside the proposed building for delivery and cranage.
Obtaining any statutory approvals required, and all associated fees and costs.
Ensuring compliance with all relevant regulations. Please note: it must not be assumed by the purchaser, that the building quoted complies with all current building regulations, unless specifically confirmed by Foremans in writing.
Provision of adequate mains services, below ground drainage and foundations to meet the requirements of the loading plan provided.
Where the client constructs the foundations they are also responsible for marking the setting out lines on the tops of the foundation bases to ensure accurate positioning of the building.
Insurance of the modules.
Responsibility for the risk of any loss, deterioration or damage to the building where it is stored beyond the agreed date of delivery whether on our premises or elsewhere.
The security of the site during the progress of the works.
Provision of suitably sized temporary water and power supplies adjacent to the building at no cost to Foremans.
Provision of site facilities for our operatives during the course of the works.
To advise the Company in writing of any defects or complaints within seven days of their discovery otherwise claims will not be accepted.
Making good decoration and all internal / external finishes including preparation.
Any building services installations and reinstatement.
Any alterations works.
Any works not specifically listed above.
Health and Safety if Foremans are contracted to erect the building
Our trained erection and fitting out teams are fully qualified and experienced to undertake a contract of this size, and will conform to the requirements of the Construction, Design and Management (CDM) Regulations whilst on site.
The following documentation will be provided after receipt of an order, as necessary.
A copy of our company’s Health and Safety Policy.
Risk assessments for all significant operations.
Method statements for site activities, where necessary.
A programme of works.
Details of our insurance policies, upon request.
Details of our Construction Skills Certification Scheme, when required.
Payment Terms
All prices are subject to the VAT rate current at the time of invoice.
A deposit of 25% of the purchase price with the order, which is non returnable.
Where the building is collected by the client the full balance is payable as cleared funds prior to the collection commencing.
If Foremans are contracted to deliver and erect the building an interim payment of 50% of the purchase price upon the delivery of the building to site. Where the delivery of the building is delayed by the client, for any reason, this payment will become due 14 days after the planned delivery date.
Monthly interim payments during the completion of the building on site, value to be agreed.
Final payment, the balance of the purchase price, upon practical completion.
Overdue payments will be recovered under the terms of the Late Payment of Commercial Debts (Interest) Act 1998 as amended and supplemented by the Late Payment of Commercial Debts Regulations 2002.
