A New Approach to Procuring Site Accommodation
Kevin Jones, Managing Director of Foremans Relocatable Building Systems, the UK’s largest supplier of pre-owned modular buildings, looks at a new approach to procuring site accommodation for the construction industry.
ConstructionSpace is a new web-based service for the purchase and supply of quality site accommodation to the construction sector – at a fraction of the cost of newly manufactured accommodation.
Believed to be the first service of its kind in the UK, ConstructionSpace provides pre-owned modular buildings that are immediately available to housebuilders and contractors.
Eliminating Double Handling Charges
The buildings are delivered on a site-to-site basis, which eliminates double handling and storage charges, and significantly reduces costs. Site visits can be arranged to view suitable buildings, which can then be reserved post-inspection for up to seven days at no cost.
The ConstructionSpace website lists current stocks of modular buildings and provides photographs, specifications and layouts to reduce the time taken in sourcing and procuring site accommodation. ConstructionSpace also offers housebuilders the convenience of registering their site facility requirements on-line and receiving building notification updates as stocks change regularly.
Applications include project offices, single site cabins, canteens, toilet and shower blocks, training and induction rooms and security offices. Many of the buildings are also supplied pre-fitted with offices, meeting rooms, toilets, kitchens and reception areas. This saves time and further reduces the cost of providing accommodation for a construction contract.
The buildings range in size from 100 to 3,000sqm and are available in single or multi-storey configurations. All buildings installed by ConstructionSpace also have the reassurance of a three-month warranty.
ConstructionSpace offers a range of support services, from project management and Autocad, to delivery and installation, and in full compliance with all health and safety requirements. All site installation teams have been trained in health and safety procedures and are accredited with the Construction Skills Certification Scheme (CSCS).
In addition to its sales service, ConstructionSpace will also consider purchasing quality site accommodation, which is surplus to a contractor’s requirements when a project has been completed. This flexible buy back option is available for any building supplied.
A Highly Sustainable Approach
The recycling of modular buildings is a highly sustainable approach to meeting site accommodation requirements – and demand is increasing dramatically.
The use of pre-owned steel-framed modules generates less than 10 per cent of the carbon emissions compared to a newly manufactured building of equivalent size (source: Modular and Portable Building Association), and is a more environmentally sound alternative to the demolition and disposal of buildings in landfill sites.
Site Accommodation Supplied for Taylor Woodrow
ConstructionSpace has recently provided a three-storey site office building for Taylor Woodrow in Bury St Edmunds. It is being used by the contractor for the duration of its £47m contract to build Arc – a new, mixed use scheme in the town centre.
Developed by Centros Miller, Arc occupies a 10-acre site on the former Cattle Market and includes a new public square, 62 apartments, shops, a public venue building and underground carparking.
The office building from ConstructionSpace will be on site for two years until Arc is completed. It provides open plan and cellular office accommodation for around 60 Taylor Woodrow, supply chain and client staff, meeting rooms and reception area, with welfare facilities on the ground floor such as changing, locker and shower rooms, and a canteen for up to 200 site staff.
The building is constructed from 36 pre-fitted steel-framed modules, which were supplied by ConstructionSpace direct from another construction site, eliminating double handling costs and reducing the programme time.
